Market Update - Cape Cod Real Estate

You may have heard that the real estate market on the Cape is a little crazy. THAT IS CORRECT! 2021 and 2022 were unprecedented years in Cape Cod real estate. Expectations are that 2023 will be more 'normal', however prices may level off but they will NOT fall. There is still too much demand and too few listings available for this to change anytime soon.

In Barnstable County which covers all of Cape Cod, the Median Sale Price rose 10.8 percent in 2022 to an all-time high of $687,000! The number of CLOSED and PENDING sales were down however, this is due to the lack of inventory the entire year. Many Realtors have a large number of Buyers still trying to purchase a home on the Cape, with no listings to show them.
